We are A Investor Friendly Real Estate Brokerage company specializing in Fix and Flip, Short Term and Long term turn key rental investment properties.
How does the buying process work?
If the property is on contract or in escrow we simply assign the property to you and you will take over the purchase in escrow.
If the property has already closed and held by Am-Luck Properties we give first dibs to our investor clients for the first week, after one week (7 days ) the property will be listed on the MLS.
What types of properties are available?
* Single-family Fix & Flip investment properties
* Condos, Townhomes
* Rentals including single-family rental and multi-family Turnkey rentals with paying tenants already in place.
How do I know if a property is a good deal?
We do most of the foot-work for you we will provide you with as much information as possible including our estimated cost of rehab and the ARV (after repair value) This is only our estimate and not a guarantee. You are required to do your own due diligence by researching the comparable properties, costs of improvements and other market factors that affect value.
Can I do a home inspection?
In some cases you may be able to do a inspection however due to the nature of off market distressed or fixer upper properties it may not always be possible.
In some cases if we hold the property there may be a inspection date set for buyers.
Are your properties delivered vacant or occupied?
We provide as much information as possible in the details section of the properties. Most of our fix and flip properties are delivered vacant unless otherwise stated.
Our Turnkey rental properties will come with paying tenants in place. We will provide you with details of the rental agreement.
Do I have to be an experienced investor to work with you?
No, we will help you every step of the way just let us know how we can help and we will provide you with the information and resources you need to secure your next investment property.
Do AmLuck properties include an insurable title?
Yes. All transactions with be handled by a 3rd party escrow company that will insure a warrantable title. We encourage our Investors to do their due diligence and to purchase a title policy on all transactions.
How do I gain access to your inventory?
Just fill out our 1-minute Contact page and provide us with basic information, and we will email and or text you the deals as soon as we receive them.
Are your properties on the MLS or off-Market?
We provide our investors with off-market properties 7 days before we list on the MLS basically giving you first dibs on the deals.
Do I have to prequalify to place an offer on a property?
No, However we require a $20,000 non refundable deposit in escrow. Given the competitive nature of investment properties, you are highly encouraged to get prequalified with a lender to streamline the buying process and increase your chance of getting the deal.
What do I need to prequalify?
Provide us with proof of funds (ea. Bank statement with account number blacked out) and or prequalification of loan approvals for fix and flip, DSCR, or short and long-term investment property loans.
Basically, we need to ensure you have the funds or financing sourced prior to contracting any property.
Can I use traditional bank financing to purchase your properties?
It depends on the property. Usually, Traditional Banks will not lend on fix-and-flip homes due to the amount of repairs needed to make the home habitable. The time frame of the closing will also be an issue, as most wholesale deals require shorter escrows. While some bank line-of-credit facilities may be utilized, Cash, Hard Money, or private lender loans will most likely need to be used. It is up to you to check with your lender before submitting your offer.
However, some turnkey properties with tenants in place will qualify for DSCR loans saving the buyer thousands in closing costs by securing traditional financing once.
Does AmLuck Properties provide financing?
No. New We do not provide financing. However, we can easily connect you with lenders specializing in financing real estate investment properties.
How much cash do I need to buy a house?
Do I need a real estate agent to purchase your properties?
No, However, you are free but not required to employ a third-party agent to represent your own expense .
